How do I apply for an apartment?
1. Contact us: Reach out to our property management team by phone at 204.262.1038 or email info@solaraflats.ca.
2. Schedule a viewing: We recommend viewing the apartment in person, if possible, before submitting your application.
3. Application form: You will receive an application form to complete via email or in person.
Requirements:
- Each occupant 18 years of age or above must submit separate application forms.
- A copy of a government-issued photo ID is required for all applicants.
- Proof of income or evidence of the ability to pay rent is necessary.
4. Submit your application: You can submit your completed application either by bringing it in person to the office at 290 Colony Street or by emailing it to info@solaraflats.ca for review.
5. Application review: You will be contacted within 1–3 business days regarding your application status.
6. Approval and deposit: If approved, you will be notified and asked to pay a security deposit equal to half of one month’s basic rent before moving in. This deposit is refundable at the end of your lease, provided there is no damage or unpaid rent.
7. Move-in confirmation: After payment, please contact the property management to confirm your move-in date.
What if I am a first time renter?
Being a first-time renter can feel overwhelming, but we're here to help. Here are some key things to keep in mind:
Prepare Your Documents
Have the following ready for your application:- Proof of income (recent pay stubs, bank statements, or an employment letter)
- Government-issued photo ID
- Credit check (if you have little or no credit history, a co-signer or guarantor may be required)

Keep your unit clean and follow all building rules, such as noise guidelines and garbage disposal policies.How do I pay rent?
Rent is paid by pre-authorized debit (PAD), which is automatic monthly withdrawals directly from your bank account. Payments are withdrawn on the first business day of each month. If the 1st of the month falls on a weekend or holiday, the withdrawal will occur on the next business day.
Note: A $50 fee applies for any NSF (insufficient funds) payments, so ensure your account is funded before the due date.
What is acceptable proof of income?
Acceptable proof of income may include one or more of the following documents:
- Pay Stubs: Recent pay stubs from the past 1–2 months.
- Bank Statements: Recent statements showing regular income deposits from employment, self-employment, or other sources such as savings.
- Employment Letter: A letter from your employer confirming your job title, salary, and length of employment.
- Tax Returns: Your most recent tax return (CRA Notice of Assessment), particularly if you are self-employed or freelance.
- Government Assistance Documents: Documentation of income from government sources such as Employment Insurance (EI) or social assistance programs.
What is required from a guarantor?
A guarantor must:
- Complete the application form.
- Provide proof of income (e.g. recent pay stubs or bank statements).
- Submit a copy of a government-issued photo ID.
- Pass a credit check.
Why do I need a guarantor?
You may require a guarantor if:
- You have no prior rental history.
- Your income or credit doesn't meet the landlord's requirements.
- Your employment or income is considered unstable.
Can I decorate or make changes to my apartment?
You’re welcome to personalize your space with temporary, non-damaging decor such as removable wall hooks or freestanding furniture. However, any significant modifications such as painting, installing fixtures, or making permanent alterations require prior written approval from the landlord.
How do I request maintenance for my apartment?
Please refer to the Tenant Emergency Protocol included in your move-in package for detailed instructions.
What should I do if I have an emergency or get locked out after hours?
Please refer to the Tenant Emergency Protocol sheet included in your welcome package for detailed instructions and contact information regarding emergencies or urgent situations.
Note: If you are locked out and require assistance from security, a $50 service fee will apply.
How much are late fees?
A late fee of $10 applies on the first day after rent is due, with an additional $2 charged for each subsequent day the rent remains unpaid.
Do I have to purchase tenant insurance?

Is the building pet-friendly?
Unfortunately, pets are not permitted in this building. If you're looking for a pet-friendly option, you may want to consider West Broadway Commons, located at 167 Colony Street.
Is parking available?
Yes, parking is available but limited and subject to availability. To reserve a spot, please contact the property management team directly at 204.262.1038.
What if I don't have a car?
No problem! As one of our tenants, you have access to a great perk through our partnership with Peg City Car Co-op, a convenient car-sharing service that offers flexible, hassle-free access to vehicles whenever you need them. Whether it’s a weekend trip, quick errand, spontaneous outing, or last-minute appointment, Peg City has you covered.
Best of all, the $500 membership registration fee is waived for our residents.
